Project Manager

Building the Swish Network is the next main focus of the business and it is time to recruit an experienced Construction Project Manager to support the next stage of growth. Reporting into the COO, the Project Manager’s role is to coordinate the successful completion of the project deliverables, liaising with internal and external project stakeholders, on time and to budget, in line with the requirements set out under the NEC3 contract and the business requirements. 

Role Summary:

  • Manage build programmes and organise a team to ensure the contractor delivers the operation as set out in the activity schedule provided by the contractor.

  • Manage and analyse the reporting requirements of the contractor and provide a summary of any major risks to the COO.

  • Coordinates a support team of Supervisors, Quality Assurance resource, Planners, Quantity Surveyors and H&S.

  • Compile a monthly report on H&S stating the number of audits completed by the H&S manager. Report any near misses and incidents immediately to the COO.

  • Regular reporting on the number of properties passed and properties ready for service

  • Identify the areas of the build that might accelerate the switch on of customers and liaise where appropriate with the contractor

  • Regular updates to the data bases that feed the dashboards back in Head office. Ensure the team reporting into this role have regular input and visibility into these visual displays to show progress.

  • Demonstrate strong leadership skills and managing the support functions who report into the role and rely on them appropriately to ensure the project is completed on time and to budget.

  • Demonstrate collaborative relationship building with the contractor and project stakeholders, e.g. arrange one day “Kick off meeting” to discuss the day to day interaction between each party throughout the length of the contract.

  • Manage payment certificates

  • Decide if delays to correcting defects will prevent the contractor from being paid

  • Manage the payment adjustments for each defect

  • Collaborative and good communication between PM and Supervisor is to be encouraged on all projects.

  • Issue any Early Warnings to the contractor and try and resolve these without escalation to a compensation event.

  • Keep an up to date Risk Register and share regularly with the supervisor.

  • Demonstrate experience of changing the works information and giving clear instructions to the supervisor and the contractor.

  • Hold and manage Risk Reduction meetings on a regular basis with contractor and report the outcome of the meeting to the COO.

  • Regular communication with the Design Manger to ensure any changes are reflected in the Works Information pack and these changes are clearly shared with the contractor and supervisor.

  • Provide routine updates to project stakeholders by maintaining systems, applications, databases or other.

  • Demonstrate the ability to talk the ‘same language’ as civils and cabling contractors.

Professional Skills and Background:

Key Experience:

  • Previous experience in managing large scale telecoms projects deploying FTTH is essential – a minimum of three years’ experience demonstrating consistent delivery of projects on time and to budget.

  • Demonstrate an understanding of the CDM requirements of the contractor and ensure the contractor has in place the relevant personnel to manage the site safely under HSE.

  • NEC3 contract – in depth knowledge and understanding of the NEC3 contract – including for example.

  • In depth knowledge of the New Roads and Street Works Act 1991.

  • In depth knowledge of the Openreach Network is essential.

  • CEMAR experience is advantageous.

  • Good working knowledge of Microsoft 365, Excel, PowerPoint and Project. GIS knowledge is beneficial.

  • An understanding of the technical part of the network rollout is required

  • Ability to read SLD and plans

  • Full Driving License that permits you to drive a vehicle in the UK.

  • Replying promptly to communication throughout the duration of the project in line with the requirement of the contract. 

  • Assessing completion of activities within the activity schedule.

  • Assessing the payment amounts due to the contractor and certifying.

  • Managing all compensation events.

  • Certifying Completion

  • Experience in avoiding compensation events and bringing them to a timely, amicable resolution when they do occur.

  • Experience in handling defect correction periods and associated payments
